HOW DO WE PREPARE A PROPERTY FOR RENT?
- We ensure that the property is in good condition at the beginning of the tenancy
- We ensure all documents are ready
- We ensure all white goods are in good working condition
- We ensure all sanitary ware is in good working condition
- Gardens are tidy and well-maintained upon moving in
- We ensure that all inventories were noted and the property should be return in its good working condition when the tenancy is finish.
WHAT LEGAL REQUIREMENTS ARE REQUIRED?
The following requirements will be provided prior to occupation:
- Gas Safety Certificate
- Electrical Safety certificate
- Energy Performance Certificate
WHO PAYS FOR THE GAS, ELECTRIC, WATER AND COUNCIL TAX
Expectation Housing will advice the utility companies that a new tenant has moved in. This is covered in the Tenancy Agreement that the tenants will be accountable for setting up their own accounts.
WHAT HAPPENS IF THE PROPERTY IS DAMAGED
The tenants are responsible for any damaged acquired in the property. Accidents do happen. If damage is reported then photographs are taken, Expectation Housing will validate and will contact a contractor and a remedial quote will be obtained and the tenant will pay for the damage.
WHAT HAPPENS IF THE RENT ARE NOT PAID ON TIME?
Expectation Housing Limited flags any unpaid rent. Each case is handled individually subject to the reasons for the default.
IS THE DEPOSIT MONEY PROTECTED?
Expectation Housing Limited has a protective insurance. The accounts and deposit values are audited every year.
WHAT HAPPENS TO THE DEPOSIT AFTER WE HAVE FINISH THE CONTRACT AND TENANTS DON’T WANT TO EXTEND THE RENT?
If there are no damages acquired in the property upon checking and audits have been done, the deposit will be return.
